MODULE 2
Understanding Your Financing Options
Because nothing in life is free and most of us aren't millionaires.
Unless you have enough cash to buy the property outright, many of you will need to finance your purchase. But do you do a traditional mortgage or a business loan? Are there programs for rural or farm properties? In this module, you'll learn how to:
Research and find the right mortgage or lender to buy the property based on your needs
Create a business plan to show to banks, investors, or other lenders
You'll learn the variety of financing options & resources available for rural or farm real estate purchasing so that you can explore and find the best one for your situation.
MODULE 3
Researching the Local Wedding Market
The number one reason businesses close is due in large part to a lack of market research.
In other words: doing some research before you buy may save you a lot time, money, and heartache. So once you have a location (or several) chosen for your venue, you need to do some homework. In this module, you'll learn how to:
Research the local wedding market for business potential
Perform preliminary financial and SWOT analysis of the wedding business market and see if it aligns with your goals
You will be able to determine rough projections of how much revenue you could earn with your wedding venue business. And if you are considering several different areas to buy property in, you will be able to compare them to each other and make an informed decision on which location would be best for your goals.
MODULE 4
Land Use, Permits, and Building Codes
There is nothing more disappointing than spending money and finding out the challenges are bigger than anticipated.
While you always need to expect the unexpected, that doesn't mean you should plan to go into this venture completely blind. That's how you waste serious money! In this module, you'll learn how to:
Identify areas, zones, and properties that will be difficult or impossible to do weddings on
Research the local codes and find out about allowed uses or special hazards & conditions
Identify what renovation work may be required to meet minimum codes
Perform preliminary financial and SWOT analysis of the market in terms of permitting and costs and see if it aligns with your goals
You will know what to expect in terms of local permitting requirements, have an estimate of how long it will take to open your location for business, and be aware of conditions or restrictions before you search and buy the wrong property.
MODULE 5
How to Evaluate & Verify the Potential Properties
How to tell if you have truly found the "perfect property" or a money pit.
Using your vision and wedding venue plans from Module 1 and having your research from Modules 3 & 4, you have been searching for properties that fit all your initial criteria. Now you have found a few and it's time to visit them in person. In this module, you'll learn how to:
Review the property condition against typical building code requirements for venue/assembly spaces
Research property history for previous permits or code enforcement actions
Evaluate the property against typical area/size requirements for key venue functions
Get preliminary cost estimates for improvements or renovations to meet code and satisfy permit requirements
Inspect the property and identify other potential red flags
You will now have all the pieces and an organized way to evaluate different properties against your requirements and have some estimation of renovations or permitting costs BEFORE you make the purchase so that you can be as certain as possible to not be surprised by unexpected costs.
MODULE 6
Congratulations! Now What?
The journey has only just begun.
You purchased your property and are celebrating. But now the real work begins. In this module, you'll learn:
Tips for selecting your architect and contractor
Ways to build a buzz in your local wedding industry before you are open for business
Options for opening and running a partial wedding venue business while major work is happening
You will be able to develop a plan for generating potential revenue and awareness while you are building and developing your property into a full-scale wedding venue business.
